Notice to Residents

Dear Residents of First Ballston Commons,

Our community is home to a wide range of households, including young families, young adults, and empty-nesters. We also have a mix of owner-occupied and renter-occupied homes.

We seek to maintain a beautiful, friendly community, and we ask that everyone do their part.

Do not litter — and if you see litter, consider picking it up.

Park where assigned — every home has one assigned parking spot. If you (or your guest) park in another spot, you may be towed.

Help prevent rats — please keep trash secure (with lids closed) in containers assigned by Arlington County; do not move rat traps.

Be courteous with noise — Noise sometimes becomes a problem, especially in good weather.

  1. Our shared walls transfer sound; please keep music and TV volumes reasonable.
  2. The configuration of our units acts like a speaker box and amplifies even the mildest conversation so that it carries easily to your neighbors. Most of us really don’t want to know your personal business.
  3. It is a violation of Arlington County law to make loud noises outdoors after 9:00 p.m.
  4. Recently the county fine for excessive noise went up from $25 to “not less than $100.”

Mailing Lists:

We now have two mailing lists.

Trash can etiquette —

  1. Trash day is Tuesday. (If Tuesday is a holiday, trash is collected on Wednesday.)
  2. Trash should only put out in containers provided by Arlington County.
  3. You can get containers for the following:
    1. Trash Carts (black containers)
    2. Recycling Carts (blue containers)
    3. Yard Waste Carts (brown containers)
  4. Trash containers should be labeled with your street address. Unlabeled containers may be returned to the county by the Homeowner’s Association.
  5. Trash containers should not be put out until after 5pm on Monday.
  6. Trash containers should be returned to your patio before 8am on Wednesday.
  7. If your container is damaged, you can contact Arlington County at 703-228-5000 for a replacement.
  8. Excess trash may be put out in sturdy plastic bags (but please try to avoid this whenever possible, as it encourages rodents!).
  9. For more information please see the Arlington VA website at: https://recycling.arlingtonva.us/residential/trash-recycling/trash-recycling-carts/

The final word on rules is our 1979 Deed and Condo Docs, which are available for download from this website.
